Hinch Blog: Population boom analysis

Melbourne's population continues to boom Think about this: In the next 30 years the population of Melbourne is expected to grown by nearly two million people.

And that is why the state government today announced it’s new UGB – the new Urban Growth Boundary. And that is designed to accommodate about 600,000 new houses and apartments in the next 20 years.

How will that  affect you? How will Melbourne cope with the extra need for public transport? For water? We don’t have enough now. And who will make the money from the new boundaries? Farmers? Speculators?

The Premier, John Brumby, says today's decision would deliver a financial windfall for landowners whose land is brought into the revised UGB.

But the small print in the Government’s press release said

“Those landowners, who as a result of this planning decision will now be able to develop their land in the revised UGB, will pay a one-off Growth Areas Infrastructure Contribution (GAIC) to help share the cost of building community infrastructure more fairly."

That will cost them $95,000 per hectare. You own 10 hectares and suddenly there’s a tax of close to a million dollars.

There are a lot of other issues. I hope we can make some sense of them...
