A 78-year-old man has died in a fire at a retirement village north of Melbourne.

Two residences within Kingsgate Village in Kilmore were engulfed in flames this morning, with CFA crews called to the Royal Parade property at about 6.15am.

Benalla Local Area Commander, Acting Inspector Jaymee Cutler, shed light on the tragic development this morning.

The occupants of one unit escaped before it was completely destroyed by fire.

The body of a man was located inside the second unit, which was partially destroyed by fire.

Channel Nine reporter Reid Butler told Tony Jones one person in the retirement village is unaccounted for.

Emergency services are on the scene and the blaze is now under control.

Victoria Police is treating the fire as suspicious.
